It’s not a rental home. It’s your home, that you rent. That’s how I’ve run Steamboat Mountain Property Management since 2020. We keep things small on purpose: a handful of Steamboat homes we know inside and out, and guests we’d be happy to have in our own.
We rent your home on Airbnb, Vrbo, Booking.com, Expedia, Google and our own site, smpm.co. You get the income and a home that’s looked after. We handle the guests, the cleaning and the upkeep, and you always deal with me, not a call center.

Beyond the basics
The extra care that comes with every home
- We check your rates every few days against nearby homes on Airbnb and Vrbo, not once a season.
- Guests can book your home directly on smpm.co, without booking-site service fees.
- Whoever books must be 24 or older. No parties, events or sports teams.
- Noise monitors and quiet hours, so we hear about a loud group before your neighbors do.
- Weekly walk-throughs in the off-season, and we keep an eye on the home’s systems between stays.
- When you or your friends stay, it’s handled like any guest stay: same cleaning, same welcome messages.
- We file the lodging taxes, and the owner portal shows your reservations and income any time.
- You work with me, the owner, from first call to every stay.
Bookings and pricing
We list your home on the major booking sites and on our own website. We set the nightly rates for each season and keep the calendar in sync across every site, so you don’t get double bookings.
Guests
Whoever books has to be at least 24. We don’t rent to parties, events or sports teams. Quiet hours are 9 p.m. to 9 a.m., and the homes have noise monitors, so we find out right away if a group gets loud and we call them. Guests can reach us any time during their stay.
Cleaning and maintenance
The home gets cleaned after every stay. If something breaks, we send local repair people we know and trust. In the off-season, we check on the house every week.

We live in Steamboat. We manage a small number of homes, so we know each one. Owners can log in to the owner portal any time to see reservations and income, and we handle the lodging taxes.
